There are many people out there that wonder the real value of a home and may be simply wasting time searching the internet. I would love to save you the trouble of searching large sites such as Zillow, Homes.com, or Trulia, getting the wrong price, thus costing you time and thousands of dollars.
Now, don’t get me wrong, I love that these sites help everyone with property values and information that has never been revealed in the past. I totally encourage all everyone to use their services and search engines. I just really see one major flaw and it’s that values are not always correct. It’s easy to get an estimated value from these sites, but you are not receiving a real Comparative Market Analysis (CMA).
Within this post I will explain to you what a CMA is, the importance of one, and why you cannot find this on your searches. More specifically, you will learn what I can do for you and how I can help you get the real price of any property here in Las Vegas and surrounding areas for FREE!

The CMA Finally Explained
First, an agent will walk through your home. The home does not have to be in perfect condition. However, property condition does affect price, so if you plan to do work on the property, let the agent know. At this point the agent may recommend improvements to increase your home’s value.
Second, the agent will research information about comparable properties in the area, usually using a real estate industry resource called the Multiple Listing Service. This includes:
- Properties that have sold and closed within the last 12 months( Further 3 Month Evaluation- to determine current market trends)
- Active listings – properties currently for sale
- Pending sales – listings that have sold but not yet closed
- Expired listings – properties that did not sell during the listing period
Lastly, the agent suggests a probable selling price. Don’t be surprised if a CMA results in a price range rather than a set price, particularly in markets were there are price differences due to property size, age, architectural style or physical condition.

Why Estimates on Large Sites Can Be Off a Bit
You may be relying on these sites with their value and being off a couple thousand will allow you to either make a valuable mistake like wait for properties to rise based on wrong values. Wouldn’t you be upset if you could have bought or sold a property sooner or even later? You wasted money on renting longer or sold your property and gotten onto a cheaper price on your next home. You want to get timing right and sometimes finding the value is the most important place to start.
